Henrietta Weill Child Guidance Clinic

Henrietta Weill Child Guidance Clinic has been a part of the Dover Pointe development master plan since early 2019. The HWCGC occupies 4,500 sq.ft. of office space at 375 South Dover Parkway at one of the recently constructed office buildings. Henrietta Weill provides behavioral health services to the youth/adolescent population in the Delano/McFarland area. There is a well-appointed reception area, 15 individual counseling rooms, and 3 smaller conference in a well-designed and efficient space plan. This building has a very contemporary exterior building look and ample landscaping on all sides.

Clinica Sierra Vista Walk-In Clinic

The new Clinica Sierra Vista Walk-in Clinic is a 7,800 sq.ft. healthcare facility in a contemporary setting at the fast developing Dover Pointe development in southwest Delano. The Clinica Sierra Vista facility is a full service medical facility providing family practice services, pediatric services, and OBGYN services. This facility has a lab component, 10 exam rooms, a providers office as well as a large staffing lounge for the use of the providers and the CSV office staff. The facility has multiple healthcare staff that can perform a variety of medical procedures and testing. There is an on-site medical physician on the facility at all times. Clinica Sierra Vista occupies the entire 7,800sq.ft. building, which is located at 425 Del Sol Parkway.

Clinica Sierra Vista Behavioral Health Services

The Clinica Sierra Vista Behavioral Health facility is a counseling and mental health center being provided by the healthcare professionals of Clinica Sierra Vista. This facility occupies 6,600 sq.ft. of office space at 355 South Dover Parkway. The new office building is located at the corner of South Dover Parkway and Del Sol Parkway. This facility provides a range of counseling and specialized behavioral health services for the adult population in the Delano/North Kern area including psychiatry services, individual therapy, vase management, outreach services, and substance abuse services. This facility has 14 individual office rooms and a central cubicle area with 12 individual office stations. There is also 3 conference rooms and a nicely decorated reception area. The building exterior reflects an attractive and contemporary design and is accented by well-groomed landscaping.

Majestic Palm Realty

Majestic Palm Realty is Delano’s largest real estate agency with over 30 years of service to the community. Recently, Sherri Camargo, Majestic Palm Realty Owner, and her experienced staff of 20 has moved to the new Dover Pointe development in the prospering southwest sector of Delano. Their new address is 375 South Dover Parkway, Suite B. Their well acquainted tenant space includes high ceilings, an attractive entry/reception area, 6 individual office spaces with modern side windows and glass doors, a break room, and a large conference area. There is also a centralized cubicle area for their part-time staff members. The exterior entry way to Majestic Palm Realty office space, is accented by the attractive landscaping and a prominent store front sign.

Cesar Chavez Pre-School

Cesar Chavez Pre-School learning center, located at 405 Channa Drive, is a popular and important child care facility that services the residents of the Delano/North Kern County area, especially the hard working farm working families. This facility was constructed and developed as a 10,000 sq.ft. child care learning program for children aged 2 years to 5 years old and is being operated by the Mexican American Opportunity Foundation (MAOF). MAOF is the largest Hispanic social services agency in the United States. The Cesar Chavez Preschool facility presently has an enrollment of 168 children and has a waiting list for children to enroll in the future. This preschool facility is sectioned off by age groups and also includes a staff lounge, a manager’s office, and 3 large areas for the children to learn new development skills. In addition, there is a large and secure outdoor recreational area with playground equipment for children to use that is adjacent to the building.

DaVita Dialysis

DaVita Dialysis Delano is the largest kidney specialty medical facility in the Delano/ north Kern County area that provides quality kidney care services for area residents with chronic kidney failure and kidney related symptoms. DaVita Dialysis is one of the original businesses at Dover Pointe and it is the first kidney care facility in Delano. The caring and very qualified medical professionals at DaVita Dialysis provides treatment options and a variety of treatments to help control the kidney disease of their patients. 

New Pharmacy Coming Soon to Dover Pointe!

A new pharmacy will soon be opening at Dover Pointe. This full service pharmacy will provide prescription and non-prescription items to local residents and to customers from nearby medical facilities in the southwest area of Delano.

Palazzo Luxury Apartments - City Approved

The concept of the Palazzo Villas Luxury Apartments multi-family residential project is to provide a convenient and efficient living, work, and retail area for the anticipated new residents of the Dover Pointe area and the southwest Delano neighborhood. It is anticipated that the residents of the new Palazzo Villas apartments will have the ability to walk to nearby work places, such as the Clinica Sierra Vista Walk In Clinic, DaVita Dialysis facility, or the planned nearby State of California Department of Motor Vehicles facility. The anticipated residents will also be able to walk for their shopping needs at the nearby Aldi grocery store, Super Walmart, or the Dollar Tree in the nearby Delano Marketplace. For entertainment and convenience amenities, the Palazzo Villas residents will be able to walk or travel by bicycle to Maya Cinemas, Jolibee’s Restaurant, Panda Express, McDonald’s, as well as the other stores and retailers in the nearby Delano Marketplace.

The Palazzo Villas Luxury Apartment Project is a proposed 45-unit multi-family residential development that is planned for the fast-growing in the southwest sector of the community of Delano. This new well-designed and attractive multi-family residential development will be provided as market rate rental housing for local residents and younger professionals with families moving into the Delano/northern Kern County area that desire a higher quality of living environment in the rental housing market.

The Palazzo Villas Luxury Apartment Project will be composed of three planned buildings on Lots 1, 2, and 3 of Parcel Map 12267. Parking for residents and guests will be generally  located in a central parking area in the middle of the three buildings. The planned market rate apartment development will also include a variety of community and recreational amenities and features for its residents. On the one side of the second level of the development complex will be a 1,225 sq.ft.  indoor community room facility that will allow on-site residents to congregate and hold small family gatherings and social outings. In addition, on the second level of the other side of the Palazzo Villas development will be another community space for more outdoor oriented passive entertainment activities and quiet lounging for the enjoyment of the residents and their families.

Furthermore, on the ground level in the land area behind the three two-story residential structures on the 1.68-acre site will be an attractive and inviting 10,775 sf. full recreational and open space area for the exclusive enjoyment of the residents living in the Palazzo Luxury Apartments development. There will be variety of desirable active and passive open space amenities in this back area including a large swimming pool, a spa area, a barbeque cooking area with patio tables and seating, a couple of landscaped gazebo areas with seating, a separate children’s play area with some play equipment all being provided for the enjoyment and recreational usage of the residents of this development project. The development site will also consist of 102 on-site parking spaces, which includes and the required handicapped and accessible parking needed for this identified development. 

Ample landscaping with trees and shrubs with year-round foliage will be provided throughout the entire project site. In particular a row of Italian Cypress trees will be strategically planted along the perimeter property lines of the project on the western, southern, and northern  boundaries of this upscale residential project. The purpose of the taller tree planting is to provide maximum privacy for the residents of the seven single-family homes that directly abut the planned market rate multi-family residential development.

The apartment mix in each of the three planned buildings will be eight  – 3 bedroom/2 bath units and seven – 2 bedroom/1 bath units. Each unit will consist of a living room area, dining room area, kitchen area, and the identified bedroom and bathroom areas. The 3 bedroom/2 baths will be sized at 1,100 sq. ft., while the 2 bedroom/2 bath will consist of 900 sq. ft. Certain kitchen appliances and a washer/dryer hookup connection will be provided in each apartment. The units will be owned and operated by Om Management and Business Associates, who is also the Project Developer.

The proposed multi-family residential use will be compatible with the future plan developments planned for Parcel Maps 12266 and 12267. This use will also complement the growing single-family homes being developed immediately west of the Dover Pointe Master Plane development. This development is also strategically located to easy access onto the main travel corridors of State Highway 99 from the First Avenue on ramp, as well as the local travel arterials of Del Sol Parkway, Dover Parkway, Woollomes Avenue, and Albany Street.
