Brief Snapshot of the community of Delano

The City of Delano is the second largest city in Kern County boosting a population of approximately 53,041.  In addition to this immediate populace, over 130,000 residents live in the city’s retail trade area. Strategically located along State Highway 99 and well connected to surrounding communities, it is emerging as a center of trade for residents within a 25-mile radius. 

Located on a major north/south highway near the population center of California, Delano is within a short driving distance from several metropolitan areas. Most tourist locations in both Southern and Northern California are an easy day-trip from the city: traveling South, Delano is only 2-hours from Los Angeles.  Traveling to the North, Delano is only 4-hours from San Francisco.  The Pacific Ocean is 2-hours to the West.  Delano’s centralized location will provide you with increased business advantages and incentives.

Delano public schools, from kindergarten through college, focus on academic excellence.  Delano High School and Cesar Chavez High School were selected as California Distinguished Schools, which honors the State’s most exemplary and inspiring public schools.  Both of these schools have also received the California School Board Association Golden Bell Award and were in the U.S. News and World Report magazine list of America’s Best High Schools.  High school students, young and older adults, and the larger community benefit from the Delano Center, a campus of Bakersfield College, which offers a complete associate degree program and numerous job- and career-training programs.

Dover Pointe Snapshot

Dover Pointe is an exciting commercial and professional office corridor in the fast moving southwestern sector of Delano, a very progressive and development-oriented community in the San Joaquin Valley. Delano is the second largest incorporated city in Kern County with a population of about 57,200 people. The community of Delano is located at the northern geographic portion of Kern County. Delano runs along the California State Highway 99, the most traveled vehicular highway route in the entire San Joaquin Valley. There is also an estimated 150,000 population within a 15-mile radius of Delano. This composite population primarily is derived from the eight smaller communities in northern Kern County and southern Tulare County. 

The Dover Pointe Master Plan is a 15 acre site that is strategically located in the very progressive southwest sector of the Delano community with great visibility and easy access from the State Highway 99 in both directions.  Deliberately planned for development of approximately a total of 160,000 sq. ft. of medical/retail/ office/entertainment uses along Dover Parkway, the new primary north-south arterial corridor in the southwest sector of Delano that are frequented by visitors and residents travelling in the immediate area. 

Dover Pointe will create an attractive and popular commercial and business services node that will be frequented by residents of the south Tulare County and Kern County area for the extended period of time. The targeted uses and preferred tenants for the Dover Pointe area will be for food eateries, commercial retailers, medical health care facilities, medical related tenants, professional offices, business services, and general commercial uses.

There are over 400 new homes that have been already built within the past 15 months with another 200 single family homes that are either presently under construction or in the planning stages. In addition there are another 400 new apartment units that are presently under construction in the immediate area north of Woollomes Avenue and east of Albany Street

OM Management and Business Associates is a development company that primarily specializes in constructing commercial and custom residential buildings. It was founded by Samir Mohan in 2005 and has continued to grow tremendously since then. Om Management has successfully designed, constructed, and has provided project oversight for several office, medical, and retail buildings in the Kern County area for many years

Pacificus IV Company is an established development services entity based in Kern County since 1982. This respected real estate related company provides land use planning services, municipal studies and analysis, market research evaluations, master land use plans and large site plans, project administration and project oversight, and Client representation at the local, state, and federal levels within California, Arizona, and Utah for 40 years. Max Bacerra, Principal of Pacificus IV Company, is also involved in a variety of community activities and local boards in the Central Valley of California.

Clinton Dover Inc. (CDI) is a recognized development entity with strong roots and community ties to the Delano/Kern County area. This investment/business entity is composed of a knowledgeable group of professionals in business, medical, financial, agriculture, and construction fields. Max Bacerra serves as the President for CDI.
